The Accommodation
Bright and spacious modern house located just a few steps from Saint Jorioz beach and Lake Annecy, situated in a quiet cul-de-sac near supermarkets. The property is directly on the bike path connecting Albertville to Annecy, with a bus stop for Annecy nearby.

The property is set in a peaceful cul-de-sac, just off the bike path leading to Annecy and the other side of the lake—no need to cross the main road. A spa/hot tub and a fantastic game room with a pool table, air hockey, foosball, a PlayStation 5, and board games. An electric cargo bike and several other bikes in adult and child sizes are available to guests.

Upstairs, there are three double bedrooms with en-suite bathrooms, plus an additional shared bathroom and WC. Two of the bedrooms have 160x200cm beds, and one has a 180x200cm bed. One of these double rooms also has a mezzanine bed (160x200cm), accessed via a steep wooden staircase, suitable for older children/teens or fit adults—not recommended for young children or those with limited mobility.
Downstairs, there’s a smaller room with a double sofa bed (140x200cm) with an en-suite shower and sink, and nearby WC. We also provide 3 foldable single beds and a crib that can be placed in any room of your choice. In summary, there are 4 king-size beds in 3 upstairs rooms, a double sofa bed, and 3 foldable single beds. There is central (silent) air conditioning upstairs and electric fans available downstairs.

The large dining table seats 8, and the fully equipped kitchen includes a raclette and hot stone grill. There is also a large outdoor dining table on the terrace.

The living room features large sliding doors and electric shutters opening to the garden, which spans two sides of the house. Garden furniture and a gas barbecue are available.

The house is equipped with ultra-high-speed fiber optic internet and the latest Tri-Band Mesh WiFi system to ensure all your devices have high-speed internet access.

Entertainment options include Canal Plus, YouTube, Netflix, Amazon Prime Movies, Sky TV, a PlayStation 5, billiards, air hockey, table tennis, foosball, and board games. There’s a spa/hot tub, table tennis, outdoor games, and multiple bikes for adults and children.

We provide a complimentary range of bikes for guests, including a superb electric cargo bike, 6 kids’ bikes, 2 adult bikes, and 2 child seats. Guests are responsible for ensuring bikes are safe (functional brakes, inflated tires) and that child seats are securely fastened before use.

Guest Access
The house is exclusively yours, except for two small rooms used for personal storage. A laundry room with a washer and dryer is available for your use.

Other Notes
Parties, late-night events, and bachelor/bachelorette parties are NOT ALLOWED.

Check-in: 4:00 PM – 8:00 PM
Check-out: 10:00 AM
The hot tub can be used until 10:00 PM to avoid disturbing the neighbors. After 10:00 PM, music and noise should be kept to a minimum.

A €2,000 deposit will be required at check-in via a bank imprint (no actual charge). In case of non-compliance with house rules, we reserve the right to use it.

The maximum allowed occupancy throughout the stay is 8 people.

Noise
We expect all guests to respect our neighbors and avoid loud noise in the garden after 10:00 PM per French laws and standards. This includes loud conversations outdoors, which may disturb the neighbors’ sleep.

Hot Tub Use
Guests are required to maintain the hot tub’s chemical levels during their stay. We have a remote monitoring system and will guide you on how to proceed. Proper maintenance ensures hygienic water. Everyone must shower before using the hot tub for safety and hygiene reasons. There’s an outdoor shower next to the spa for this purpose. Please also shower after using the spa to prevent chlorine from damaging our towels. The hot tub must not be used after 10:00 PM.

Bikes
We provide several bikes for guest use, including helmets. Guests are fully responsible for ensuring the bikes’ safety and theft prevention during use. Before riding, ensure tires are inflated to 4 bars to avoid punctures.

E-Bike
The electric cargo bike has a speed limit of 45 km/h, and exceeding this limit could damage the motor. Use caution when going downhill.

Guests must return the bikes clean and puncture-free, ready for the next visitors. A repair kit, spare inner tubes, and helmets are provided.
